At the time McKnight acquired this historic downtown Pittsburgh Art Deco skyscraper in 2006, the occupancy rate had dropped below 65%, despite the excellent location and first-class space. The building was owned by a pension fund and suffered from a lack of skilled management and attention to tenant needs. After listening to the tenant’s desires, a tenant only fitness center was constructed, the garage was renovated, the elevators were modernized, and bathrooms and corridors were upgraded to meet the needs of 21st century office tenants. Combining these improvements with proactive and accessible management has restored the occupancy rate to above 90%.
