This 85,000 sq. ft. building, located directly across from 623 Smithfield, was purchased in 2002 for approximately $1,000,000. Brooks Brothers occupied a portion of the basement, the first floor and the second floor, and the office floors were partially occupied by small month-to-month tenants. McKnight’s concept was to substantially redesign and renovate the entrance lobby and office floors into first-class space, on par with the Heinz 57 Center across the street. Additionally, McKnight developed a new downtown public library in the remaining retail space. Today, the building is entirely leased, Brooks Brothers has fully renovated its space and the library is the second most frequented branch in the Carnegie Library system.
